1. Caravan Booking Terms & Conditions

By placing a booking through our website or any affiliated platform, you (the guest) agree to comply with the following terms and conditions. These policies are designed to protect both the guest and the property owner and are consistent with industry standards. Please read them carefully.

2. Butlin’s Events and Entertainment Disclaimer

We are not affiliated with Butlin’s and cannot guarantee the availability, continuation, or quality of any shows, events, or entertainment held at the park. All information provided regarding Butlin’s events is correct at the time of publication, but we make no guarantees. We will not be held responsible for the cancellation, postponement, or alteration of any activities hosted by Butlin’s.

3. Parking

Parking is managed by Butlin’s and is subject to their rules and availability. Although parking spaces are generally available, they are not guaranteed. You may be required to use caravan bay parking or overflow areas depending on availability and seasonality.

4. Lost Property

We do not guarantee the return of any personal items left behind. Lost property may be retained by cleaning staff for a short period but may also be disposed of. If a return is possible, postage costs will be charged to the guest and must be paid in advance. No liability is accepted for any items lost, left, or damaged.

5. Wi-Fi Disclaimer

Wi-Fi access is provided via mobile data networks. As such, speed, strength, and connectivity cannot be guaranteed. You are purchasing an allowance (up to a specified amount) and not a guaranteed speed or service. We accept no liability for loss of service or performance issues during your stay. The Wi-Fi is suitable only for light browsing and messaging — it is not suitable for streaming, gaming, or video conferencing.

6. Check-In & Check-Out Times

Check-in is from 4:00 PM onwards. Check-out is strictly by 10:00 AM, unless you have purchased a late check-out, in which case it is by 12:00 PM. These times are strictly enforced to allow sufficient time for cleaning and preparation for the next guests.

You are permitted a grace period of 15 minutes past your check-out time (i.e. until 10:15 AM or 12:15 PM if you have a late check-out). After this, you will be charged £30 for each hour or part-hour that you overstay. Charges begin from the 16th minute past your check-out time.

  • 10:16 AM to 11:15 AM = £30 charge
  • 11:16 AM to 12:15 PM = £60 charge
  • 12:16 PM to 1:15 PM = £90 charge

These charges will be deducted from your damage deposit. Remaining on site or in the caravan beyond your agreed time is not permitted and may result in additional charges or reporting to Butlin’s.

7. Privacy Policy

We respect your privacy and handle all personal data in compliance with GDPR. For full details on how we use and protect your data, please refer to our Privacy Policy.

8. Damage Deposit

A damage deposit may be required at the time of booking. This deposit will be refunded within one week of your departure, subject to satisfactory inspection by our cleaning team. Deductions may be made for:

  • Broken, lost, or missing items
  • Stains or damage to furniture, walls, or soft furnishings
  • Irresponsible or disrespectful use of the property
  • Failure to maintain basic hygiene and cleanliness (e.g. not rinsing bed linen after accidents)
  • Unauthorised late check outs

9. Smoking & Pets

No pets or animals are permitted. Smoking or vaping inside the caravan is strictly prohibited. Smoking must be done outside with the door fully closed. Breach of this policy may result in:

  • Immediate cancellation of your stay without refund
  • Retention of your damage deposit
  • Additional cleaning fees

10. Behaviour & Park Rules

All guests must follow Butlin’s site rules at all times. Anti-social behaviour, excessive noise, or violation of park rules may result in immediate eviction without refund.

11. Misrepresentation of Booking

  • Adult-only weekends require all guests to be aged 18+.
  • Maximum of 6 adults permitted at any time.
  • Maximum total occupancy: 8 people including children.

Incorrect or misleading bookings may result in cancellation, and we will retain 5% of the total booking cost to cover administrative and transaction fees.

12. Cancellations & Refunds

Please note: Refunds are calculated on the full booking value. The retained amount is deducted before the refund is issued.

We do not offer refunds in cases of weather disruptions, travel issues, personal emergencies, natural disasters, pandemics, or other force majeure events. You are strongly advised to obtain travel insurance. See Refund Policy for full details.

13. Payment Terms

You may pay a 25% deposit (plus damage deposit and optional extras) at the time of booking, with the balance due one month prior to arrival. If the balance is not received within 7 days after the due date, the booking will be cancelled and payments retained.

Bookings made less than one month prior to the stay must be paid in full at the time of booking. These are non-refundable.

14. Eligibility to Book

  • Lead booker must be over 18
  • Maximum 6 adults in one stay
  • No children permitted on an Adult Only break

15. Insurance

We strongly recommend you obtain personal travel insurance to protect against cancellation, illness, injury, or other unforeseen circumstances.

16. CCTV & Security

The exterior of the property may be monitored by CCTV for security purposes. This is in line with GDPR guidelines.

17. Complaints

Any concerns or complaints must be raised as soon as reasonably possible during your stay. We will aim to resolve any issues promptly. If you remain dissatisfied, you may escalate your concern in writing post-stay.

18. Bans for Breach & Reporting

Any breach of these terms, including property damage, misrepresentation, unacceptable behaviour, or refusal to comply with park rules, may result in a permanent ban from future bookings. We reserve the right to report serious incidents to Butlin’s, who may also impose a site-wide ban. Similarly, if Butlin’s advises us of guest misconduct or violations during your stay, we reserve the right to cancel any future bookings.

We reserve the right to refuse service to anyone, including cancellation of any bookings made through our site.

19. Liability Waiver

The property owner shall not be liable for any loss, injury, or damage to persons or property during your stay, except in cases of proven negligence. This includes injuries sustained on the property, issues arising from use of equipment, weather-related damage, or theft.
